Sap Calculations, Just What Are They?
Have building control or your architect asked you to get sap calculations. Why do you need them and just what are sap calculations anyway? Then read on.
In a simple summary, that’s more or less it.
Sap Assesments are usually required for 3 main reasons
- For all newly built homes.
- For a dwelling change of use, for example changing a commercial building to residential flats.
- For overglazed extensions.
The two main areas which the sap calculations will be looking at is that the carbon emissions from your property are within set tolerances and that particular components of the property, such as the windows, walls , roof, and floors comply with specified thermal targets.
A good set of construction drawings must be provided to the Assessor, because all the calculations are done from the building drawings ,so there is no need to visit the property. Your Assessor will advise you of precisely what is needed.
Once the calculations are done, an Energy Performance Certificate or EPC can also be created.
If your sap calculations show that your property isn’t compliant, then your Assessor will give you advice on improvements which can be made to make it so.
It is important to liaise with your Assessor as early on in the project as possible because once the building is finished any non-compliances could possibly be quite costly to rectify.
