Want an answer to a query you might have about SAP calculations in Soho? Listed here are the ten most popular questions.

Sap Calculations, Just What Are They

This really is probably the most frequent question asked. Take a look at Andrea’s video explanation above, or read the full explanation here on the right.

What Is The Cost Of Sap Calculations

We will be pleased to offer you discount rates, in particular for multiple dwellings that are of the same or very similar construction. For individual properties you would be looking in the region of £120 – £300 depending upon the difficulty of the construction and also the dimensions. By providing the plans, it will be possible to get a fixed quotation.

What Is The Difference Between Sap and EPC

Before we explain the difference, this is what you will need depending on your project.

For a new build property you’ll need – SAP calculations and an EPC.

For dwelling change of use or conversion you’ll need – Sap Calculations and an EPC.

For overglazing on an existing dwelling you’ll – Sap calculations only.

SAP or Standard Assessment Procedure are the calculations of pre defined data set of a properties design that’s created to show the energy performance of a dwelling. An EPC or Energy Performance Certificate is a overview report produced by the Sap calculations which produces a SAP rating from 0 to 100. This rating is expressed on the EPC as A the highest to G the lowest. It will also list recommendations that would increase the rating of the dwelling.

There are really two types of EPCs. The first is a SAP EPC that is produced from building plans when all of the elements of the building are known. This would normally be needed by building control to show that a dwelling meets specified targets essential to the building regulations. Building control would must also see the SAP calculations which illustrates in greater detail whether the many components going into your property comply with the building regulations.

The 2nd variety of EPC is the typical one that will be needed for anybody who is marketing, or renting a property. This type of EPC uses what’s called rdSAP, which means Reduced Data Standard Assessment Procedure, and is used where particular thermal values of, such as, the walls, roof, floors, etc, usually are not precisely known on an established property. In this case assumed thermal values are used depending on the age of your property. This type of EPC will be no use to show compliance with any building regulations. Sometimes building control would simply ask you for an EPC, but what they would really need to have are the Sap calculations (which is the information behind the EPC) and the SAP EPC (which is a summary report from the Sap calculations).

If you are still confused, then call us for additional information.

What Are As Built SAP Calculations

These are the finished set of SAP calculations produced once the building has been completed to show that it is compliant with Part L1A of the building regulations. Prior to the project starting, it should have had a set of “Design Sap” calculations to show that the planned building, on paper at least, will be compliant with Part L1A.

How To Do Sap Calculations

Unfortunately this is not some thing that can be done by yourself. The calculations have to be carried out by an On Construction Domestic Energy Assessor or OCDEA, working with approved Government computer software. The Assessor has to be approved under one of the accreditation schemes and is regularly audited to keep up their certification.

What Info is Needed For Sap Calculations

Your Assessor would advise you of exactly what is needed. Typically you would need the following:

  • Floor Plans to include sections and elevations
  • Orientation of the property
  • Construction specification of walls, roof and floors
  • Specification for all doors and windows
  • Primary and secondary heating
  • Provision for providing  hot water
  • Any renewable technology (if any)

Sap Calculations For New Build

All new dwelling need to have Sap calculations to demonstrate compliance with Part L1A (Conservation of fuel and power in new dwellings) of the building regs.

Sap Calculations For Extensions

It’s now popular to get large bi-folding doors, sky lights and large quantities of glazing on new extensions. But with the existing building regulations the amount of glazing must be a maximum of 25% of the floor area of the new extension. Therefore over compensations on the thermal elements in other parts of the property will need to be made to demonstrate that the CO2 emissions from the current house and the planned extension is not any worse when compared to the existing house and an extension where the glazing is within the permitted amount judged against Part L1B of the building regulations.

You need SAP calculations to find solutions and show compliance.

Sap Calculations For Conversions

For anyone who is changing the use of a building, you will need Sap calculations. {The new dwelling will have to comply with Part L1B of the building regulations.}

Will I Need to have Sap Calculations

You will need Sap calculations for any of the following:

  • Building a new property
  • Changing the use of an existing property (e.g, a barn conversion, commercial building to residential)
  • Extensions with more than 25% glazing
  • Opening up the main house to an existing conservatory
  • Extension where the extension is more than 50% of the original property wall area
  • Garage conversions
  • If requested by building control

This is not an exhaustive checklist. Phone us, if you are not sure if you need them.

Sap Calculations, Just What Are They

If you are reading this, you’ve more than likely recently been requested by somebody, usually your building control official, to provide sap calculations for your building project. But you probably haven’t been told what sap calculation actually are and why you need them.

You can either click the video on this page, where Andreas will shed some light on this, or continue reading.

SAP stands for Standard Assessment Procedure and it is the united kingdom government’s method of calculating the energy efficiency of dwellings. The calculations are required to demonstrate that your building conforms with specified energy targets set down in the building regs.

As a quick overview, that’s more or less it.

Some of the reasons you might be asked for sap calculations
1. For all newly built properties
2. For a dwelling change of use, for example changing a commercial building to flats
3. For extensions that have more than 25% glazing

The 2 main areas which the sap calculations will be looking at is that the carbon emissions from the dwelling are within set tolerances and that certain elements of the property, for example the walls, roof, floors, and windows comply with specified thermal targets.

A good set of construction drawings must be provided to the Assessor, because all the calculations are done from the building drawings ,so there is no need to visit the property. Your Assessor will advise you of precisely what is needed. An EPC or Energy Performance Certificate is usually produced after the calculations are completed.

Your Assessor can provide additional advice in the event the calculations show your dwelling isn’t compliant, as well as inform you which would be the best changes to make. It’s very important to liaise with the Assessor as early on in your project as possible because once the building is finished any non-compliances could possibly be quite costly to rectify.
